Dhiren never serviced clients unless they confirmed his commission in writing upfront. Mr.Thakkar his client, did not believe in giving anything in writing. Over a phone conversation he confirmed the 1% commission if Dhiren found him a suitable 3bhk apartment.

66 days, 38 properties, 11 re-inspections, 3 meetings with the owners and 4 solicitor meetings later, Dhiren helped Mr.Thakkar move in to his new house. And when Dhiren raised his invoice, Mr.Thakkar raised an objection “But I had said .5% Dhiren. I never ever lie during Navratri.”

“You had confirmed this before Navratri” Dhiren tried to stay calm.

“What are you trying to say Dhiren? I never ever lie, anyway” Mr.Thakkar didn’t bother to stay calm.

“I wouldn’t have put in so much effort then” said Dhiren desperately.

“Okay, if you say, I had confirmed 1%, do you have proof?” asked Mr.Thakkar

“I should have recorded that phone call” Dhiren was livid and right. He should have recorded that phone call. As proof.

        Yup. I had installed it a year back but in between my phone got formatted and it never struck I shud reinstall it. Until I read ur piece.
        Am using d app not only while confirming brokerage with clients but also while offering pptys to associates whom I can’t trust blindly.
        Have come to realize, this is not an option for us anymore. Its a necessity, we can’t do without. Best part being, its Free!!!

          That’s true Dhiren, this can also be used to record calls with other realtors who you think might backtrack on what they’ve said earlier. Like you said, it’s an app we can’t do without 🙂

    I record meetings also. Its pretty easy and now with technology our work is easier. Give me a tablet and i will sell anything from property to a pen. Maal Lao.

        Smart Voice Recorder.Android. Its a good way to get clients cornered. Plus i also do Skype meetings at least the preliminary ones. And i have about 20 projects on my tab which i am selling. Here comes the next wave of highly sophisticated smart brokers. Game on.
